The Municipality of Yarmouth sends property tax bills to all property owners once a year. Tax bills are typically mailed out June 1st and are due on or before June 30th of the same year.
The tax calculation is based on the assessed value of the property multiplied by the applicable tax rate. The assessed value is the market value of the property at the base rate as determined by Property Valuation Services Corporation, phone 1-800-380-7775.
Tax Rates
The tax rate for the Municipality of Yarmouth for the 2026/27 tax year is as follows:
Residential - $1.1925 / $100.00 of assessment.
Residential includes single-family residences, multi-family residences, duplexes, apartments, condominiums, nursing homes, seasonal dwellings, manufactured homes and vacant residential land.
Commercial - $2.1825 / $100.00 of assessment.
Commercial includes all property except residential property and resource property. Forest property that is owned by a person who owns fifty thousand acres or more is included in the commercial classification.
General Resource - $1.1925 / $100 of assessment
General Resource includes farm property (land and building used for agricultural purposes), forest property totalling less than fifty thousand acres, land of a municipal water utility (excluding the structure), community fishermen’s service buildings occupied and used by boat owners who are licensed commercial fishermen and the land used in connection with that use.
Forest Acreage - $.25 x number of acres
Land that is mainly covered by forest.

Fire Rates
Fire protection is covered by six volunteer fire departments and the Town of Yarmouth-owned fire department. The six voluntary fire departments are autonomous and set their tax rates, annually, to support their operations. The Municipality of Yarmouth collects these amounts on their behalf and remits them to the volunteer agencies on a scheduled basis throughout the year.
The Municipality of Yarmouth has agreed to fund a set percentage of the Town of Yarmouth fire department operational costs and so we calculate the necessary rates each year to cover those costs.

Sewer Rates
The sewer rate for the 2025/26 tax year is $91.54 per equivalent unit quarterly or $358.64 per equivalent unit annually.
Sewer bills are mailed out on February 15th, May 15th, August 15th and November 15th of each year.

When mailing your payment, please allow sufficient time as your payment must reach our office by the due date to avoid interest charges. Interest will be charged on the overdue principal balance at 1.5% per month. We do not accept responsibility for delays in mail delivery. Allow at least 3 business days for electronic payments.
It is the property owner's responsibility to notify the Municipality of Yarmouth of any changes and/or corrections in mailing addresses.

Municipal Rebates & Exemptions
Income Targeted Tax Exemption Policy
The Income Targeted Tax Exemption Policy (previously called the Low-Income Tax Benefit) is administered by the Municipality of Yarmouth. It provides a partial tax relief of current taxes on primary residences for low-income property owners. The amount of the exemption is calculated at 50% of the primary residence's current year’s tax bill, up to a maximum of $300. The exemption may be granted to property owners whose income from all sources in 2024 does not exceed $50,000 (including income of all individuals residing in the home).
Application forms must be returned to the Municipal Office in Hebron before March 15th. A copy of your Notice of Assessment from Revenue Canada will be required to verify your income. Tax Exemption By-law and Tax Reduction By-law
The purpose of the pdf Tax Exemption By-law(154 KB) and the pdf Tax Reduction By-law(147 KB) is to provide a reduction of taxes to the nonprofit community, charitable, fraternal, educational, recreation, religious, cultural or sporting organizations, if, in the opinion of council, the organization provides a service that might otherwise be a responsibility of the council as allowed under section 71(1) of the Municipal Government Act.
Reduction of Property Taxes for Property Damaged by Fire or Storms Policy
The pdf Reduction of Property Taxes for Property Damaged by Fire or Storms Policy(158 KB) allows for the reduction of the taxes payable concerning a property if a building situated on the property has been destroyed or partially destroyed by fire, storm or otherwise, and the assessment does not reflect the reduction.
Provincial Programs
Property Tax Rebate for Seniors Program
This program, administered by Access Nova Scotia on behalf of the Department of Community Services, is designed to help eligible seniors remain in their homes by providing an annual rebate on their municipal property taxes. The program provides eligible homeowners with a rebate (determined by the Provincial Government) on property taxes paid the previous year.
This program applies to seniors receiving either the Guaranteed Income Supplement (GIS) or The Allowance. To find out if you qualify for the GIS or The Allowance, call Service Canada at 1-800-277-9914.
Applicants must also own and live in their home at the time they apply for the rebate and continue to reside in their home. The previous year's property taxes must also be paid in full.

Application forms are available in July of each year at Access Nova Scotia in the Provincial Building on Starrs Road as well as the Municipal Office in Hebron. The program ends on December 31st of each year.
The taxation department for the Municipality of Yarmouth is responsible for property taxes, sewer billing, and dog licenses.
Residents and businesses (commercial properties) of the Municipality are billed property taxes annually while sewer bills are billed quarterly.
Dog owners are required by law to purchase a dog tag annually for each dog they own.

Committee Descriptions
Planning Advisory Committee
The mandate of the Planning Advisory Committee (PAC) is to provide advice and recommendations to Council in the preparation, amendment or revision of planning strategies, land-use-by-laws, zonings, subdivision by-laws and on land use matters generally. These are documents that outline council's vision for where, when and how the municipality will grow and develop, while the by-laws identify and enforce that vision.
The PAC has 3 citizen representatives. Currently, the committee consists of 11 members, including staff, Councillors and citizens. The PAC normally meets on the third Tuesday evening of the month, and the agenda and minutes can be found on our website. These meetings are open to the public.
Diversity, Equity and Inclusion Advisory Committee
The Diversity, Equity, and Inclusion Committee, a standing committee of Council, shall advise and assist Municipal Council in promoting and celebrating our diverse community. Yarmouth Recreation Committee
The Yarmouth Recreation Committee is the municipal entity responsible for recreational and leisure services for the Town of Yarmouth and the Municipality of Yarmouth. Yarmouth Recreation provides recreational programming and services for the residents of both the Town and the Municipality of Yarmouth.
The committee is composed of Councillors, staff and community representatives from each municipal unit. The committee's role is defined as follows:
To provide recreational services and/or programs for the residents of the Town and Municipality in accordance with approved policies.
The committee is responsible for providing direction and to receive recommendations from the staff. relative to the recreational programs, facilities, services and activities.
The Yarmouth Recreation Committee meets the first Wednesday of every other month at 5:30 pm in the Municipality or Town of Yarmouth.
Joint Police Advisory Committee
The Joint Police Advisory Committee advises the Municipality of Yarmouth and the Municipality of Argyle in relation to the enforcement of the law, the maintenance of law and order and the prevention of crime. Its role is to:
- Determine, in consultation with Councils, priorities, objectives and goals respecting police services In the two municipalities.
- Act as a liaison between the community and the Yarmouth Rural RCMP.
The Joint Police Advisory Committee meets twice a year at the RCMP Rural Detachment.
Heritage Advisory Committee
The Municipality of Yarmouth recognizes the importance of protecting the heritage properties within the municipality. These refer to buildings, streetscapes, sites and other structures of historical, cultural and architectural merit.
Some of the responsibilities of the Heritage Advisory Committee are to evaluate applications made by individuals or organizations to register property as a Municipal Heritage Property, to advise on applications to substantially alter or demolish heritage properties in the municipality, and to recommend that a property be placed in the Municipal Registry, in which there are now more than thirty buildings, monuments, and sites in the Municipality of Yarmouth. pdf Municipality of Yarmouth Heritage Advisory Committee Terms of Reference(145 KB) .
Yarmouth and Acadian Shores Tourism Association (YASTA)
The Yarmouth and Acadian Shores Tourism Association (YASTA) is the destination marketing organization for the provincially recognized tourism region of Yarmouth and Acadian Shores.
The organization is a not-for-profit partnership of the three municipalities in Yarmouth County and the Marketing and Promotions Levy Advisory Committee. YASTA works to market the region as a tourism destination and works to develop new tourism products that motivate visitors to travel and visit our location. There are twelve regional representatives on the board of directors that are appointed by the partners. The board has one elected official from each municipality and two tourism representatives for a total of three seats per partner.
Accessibility Advisory Committee
The Accessibility Advisory Committee advises and assists Municipal Council in promoting and facilitating a barrier-free Municipality of Yarmouth for citizens of all abilities, including persons with disabilities. Mariners Centre Management Board
The Mariners Centre Management Board is responsible for creating strategic decisions for the Mariners Centre, approving budgets, accepting financial statements, giving direction to the CEO, entering into and re-negotiating agreements with third parties and much more.
Audit Committee
The audit committee enhances the credibility of financial reporting, the independence of external auditors, and increases the reliability of financial reporting. Fence Arbitration Committee
The Fence Arbitration Committee hears complaints related to agricultural fencing matters.
Western Regional Housing Authority
The Western Regional Housing Authority is responsible for the maintenance of safe, suitable, and affordable housing for the benefit of low-income Nova Scotians and for administering tenant applications and placements, and resolving tenant issues.
Yarmouth International Airport Corporation
The Yarmouth International Airport Corporation is a municipal corporation responsible for all aspects of the development of the Yarmouth International Airport (YQI). The Municipality of Yarmouth partners with the Municipality of Argyle and the Town of Yarmouth to form and support the corporation.
